Our house rules

• Check in from 4 PM and check out by 10 AM. Minimum stay is two nights on most dates (three on some dates; the calendar shows the minimum for your dates); maximum stay is 29 nights.
• Stay within your booked occupancy at all times: Crossing House sleeps eight, Cozy Cottage six and Magnolia Mini three; Crossing Collective (all three homes) sleeps 17. Only registered guests may stay overnight.
• No parties, receptions or events on site. Registered guests may get ready and spend time together within occupancy and the noise limits below.
• Noise limits: no outdoor noise or gatherings 10 PM–8 AM. Daytime noise must stay below 60 dBA. Keep outdoor voices and music respectful at all times. No outdoor amplification or instruments audible outside, day or night. No outdoor music after 10 PM.
• The fire pit and string lights must be off between 11 PM and 8 AM. Noise limits still start at 10 PM.
• No smoking, vaping or drugs on the property, anywhere at Crossing Collective. The smoking-related fine is $1,000.
• No pets. A $500 fine per pet applies.
• Parking: The three homes have 5 parking spots in total: Crossing House 2 (one covered with the EV charger and one gravel spot behind it), Cozy Cottage 2 (gravel, on the left side of the driveway) and Magnolia Mini 1 (on the concrete pad at the back of the property, at the end of the cul-de-sac). There's no street parking; extra cars can use the free public parking downtown. Exact details are shared after booking. Park only in your home's spots.
• Keep the property and furnishings in good order. Do not move furniture or make changes without written agreement from the hosts. Use appliances only as intended.
• Walk through the home on arrival and promptly report damage. Our cleaners and property manager check and video the property before check-in.
• If staying Tuesday night, take the bins by the main house’s side deck to the curb for Wednesday collection, then return them on Wednesday.
• The person booking must stay for the full visit. For an employer-booked business trip, responsibility and communication transfer to the staying guest after confirmation. The primary renter is responsible for all guests.
• Parties, disruptive noise and disturbance may result in departure without a refund and a $500 fine.

Shared outdoor space & trains

The yard, fire pit and hammock are shared by the three homes unless you book Crossing Collective. Private indoor spaces and each home’s own outdoor seating remain for that home’s guests.

Trains pass through the historic downtown, about three houses away. You may hear them during your stay; sound machines are provided in every bedroom.

Monitoring

An exterior-only noise (decibel) and smoke sensor sends a text if noise limits are exceeded or smoke is detected. It does not record conversations.

Cancellation policy

For bookings made on this site:

Crossing House: Cancel at least 60 days before check-in for a full refund, or at least 30 days before check-in for a 50% refund. Cancellations less than 30 days before check-in are not refunded.

Cozy Cottage: Cancel at least 60 days before check-in for a full refund, or at least 30 days before check-in for a 50% refund. Cancellations less than 30 days before check-in are not refunded.

Crossing Collective: Cancel at least 90 days before check-in for a 50% refund. Cancellations less than 90 days before check-in are not refunded.

Magnolia Mini: Cancel at least 30 days before check-in for a full refund, or at least 14 days before check-in for a 50% refund. Cancellations less than 14 days before check-in are not refunded.

Verification & refundable card hold

For bookings made on this site: after booking, complete identity verification, sign the rental agreement and arrange a refundable card hold (a hold, not a charge). The hold is $1,000 for Crossing Collective (all three homes); $500 for Magnolia Mini; $500 for Cozy Cottage with up to 4 guests or $1,000 with 5–6; and $500 for Crossing House with up to 6 guests booked more than 48 hours ahead, or $1,000 for 7–8 guests or a booking made within 48 hours of check-in. It is released about 2 days after check-out. Complete these steps within 48 hours, or before check-in if sooner. Incomplete bookings may be cancelled under the cancellation policy. Check-in instructions are sent after completion.

What is included in the total?

Bookings on this site use Hostaway checkout. A 1.8% guest booking fee currently applies to the base rate and fees, excluding taxes. Cleaning, the booking fee, any other mandatory fees and taxes are shown at checkout.

The cleaning fee is $190 for Crossing House, $125 for Cozy Cottage, $70 for Magnolia Mini, or $360 for Crossing Collective (all three homes). Review the final total at checkout.

Rates include up to 6 guests at Crossing House, 4 at Cozy Cottage, 2 at Magnolia Mini and 14 for Crossing Collective (all three homes); each additional guest is $25 per night.

The refundable security card hold (Crossing Collective (all three homes) $1,000; Magnolia Mini $500; Cozy Cottage $500 for up to 4 guests or $1,000 for 5–6; Crossing House $500 for up to 6 guests booked more than 48 hours ahead, or $1,000 for 7–8 guests or a booking made within 48 hours of check-in) is a hold, not a charge. The hold is released about 2 days after check-out. There is no payment form on this website; payment takes place in Hostaway checkout.

Privacy summary

When you contact Crossing Collective, the details you send are used to respond to your enquiry and help with your stay. Please do not send identity documents or payment-card information by email or through a contact form.

The booking calendar is provided by Hostaway and loads from its external service. Checkout and pre-arrival verification use the booking provider’s systems; review the privacy information and terms presented there before submitting information.

This website uses Google Analytics (cookies) to understand how visitors use the site; opt out at tools.google.com/dlpage/gaoptout. The booking calendar is loaded from Hostaway and may set cookies or process information under Hostaway’s own notices. If you contact us by email, your message is handled by the email services used to send and receive it.

Accessibility & access needs

The cottage and tiny home are reached by lighted gravel paths. Magnolia Mini is not wheelchair accessible. Accessibility differs between homes; please contact the hosts about steps, doorway widths, bathroom access or other requirements before booking. Do not assume a step-free route from a general amenities description.
